Often the principal framework of the building has been exposed to numerous decay inducing environments over its history. The timbers may have deteriorated to the extent that they have been removed or replaced, or the external face of the framing has been covered over., to provide a more pleasing or fashionable appearance. This possible external covering, often in the form of hard-wall rending, restricts the ability of the building to breathe and greatly increases the possibility of decay.
It is essential to identify the cause and extent of any decay and carry out correct remedial works. Treating the frame with preservative does not always work due to the general impervious nature of the timber section or size of the members.
External cladding, tiling or hard-wall rendering can often lead to an increase of interface deterioration between the frame and covering, thus leading to surface covering movement, further moisture ingress and potential failure.
